What’s included?
The inspection is a practical technical walkthrough before purchase: focus on what drives cost, safety and later surprises. It covers the visible and accessible parts of the property — not a full structural survey or lab testing.
Typically I look at, among other things:
- Structure and overall condition — walls, ceilings, floors; visible cracks, settlement, deformation.
- Moisture and damage risks — signs of leaks, mould, rot or poor ventilation (incl. bathroom, kitchen, basement/attic when accessible).
- Openings and envelope — windows, doors, balconies; seals, operation, visible cold bridges or water ingress points.
- Building systems in visible scope — ventilation, heating, water/drainage, general electrical condition (without intervening in systems).
- Finishes and maintenance need — what is cosmetic vs what may soon mean larger repair or replacement cost.
- Photo and written overview — main findings, risks and recommendations to support the purchase decision, without a long report.
A house inspection is usually deeper than an apartment (roof, façade, foundation/surroundings when visible). For commercial space I emphasise suitability for use and key technical risks. Final scope depends on size, age and access.
